Cool Deck Repair Phoenix

Keystone Kool Deck® is a Mortex product, and it is not a paint-like coating. It is a cement-based mix that is splashed onto the slab with a dash brush and troweled to about 1/8 inch, either on the day of the pour or later on existing concrete with Mortex's PTA bonding agent. The catch is on existing decks: Mortex's own instructions say it will only adhere to solid concrete free of paints, loose toppings, curing compounds and deteriorated concrete. It will not bond over an existing coating or painted surface, so every bit of the old surface has to be scarified off before it goes down.

So when your deck is twenty years old and the surface is chalky and thin, the honest description of the fix is: repair the failures, then re-coat with a texture coating system that reproduces the same lace look and the same cooler-than-concrete behavior. That is what we install, and it is what most re-coats in the Valley are, whatever they call it on the invoice. The practical difference matters for one reason: preparation. A coating is only as good as what it is stuck to, so the coating has to go onto clean, sound, bonded concrete — not onto whatever is left of the old surface. More on the lifespan side in how long cool deck lasts in Arizona.

• Spot repair. The failure is contained — one hollow area, a cracked section, a spalled strip at the coping — and the rest of the deck is bonded with color you can live with. We repair and blend. Be realistic: a patch will never match a sun-aged surface exactly.
• Full re-coat. Hollow areas in several places, texture worn smooth, or color faded unevenly across the deck. Repair everything, then take the whole surface in one pass so it reads as one deck. This is the majority of what we do, and it is the same work described on our cool deck resurfacing page.
• Not a coating job at all. Slabs that are heaving or sinking, sections separated at the joints, or concrete broken through. Coating over movement just moves the failure up a layer. Those need concrete work first, and we say so at the estimate.

Maintenance is light: rinse off pool chemical splash instead of letting it sit, keep deck drains clear, and stay off the surface with a close-range pressure washer. When the color starts to look chalky or flat, a re-seal or a fresh color coat over the existing texture is a one-day job and far cheaper than starting over.

What shortens the life, in the order we see it: poor preparation under the coating; sprinklers or permanent shade keeping one area damp; a pressure washer held close enough to cut the coating; dark colors in full sun; clogged drains that pond water every monsoon; and slab movement, which nothing applied on top can outlast.
