North Phoenix pool decks come in two distinct generations. Moon Valley was laid out in the early 1960s around the Moon Valley Country Club: roughly 1,600 homes in 29 subdivisions between 7th Street, Thunderbird Road, and Coral Gables Drive, with Lookout Mountain and the North Mountain and Shaw Butte preserves on either side. The older Tatum and Cave Creek corridor neighborhoods fill in from the same era through the 1980s. Some of these are among the oldest working pool decks in the city.
The second generation came with the master plans. Desert Ridge, about 5,700 acres planned under a 1991 City of Phoenix specific plan, sold its first homes in the mid-1990s. Sonoran Foothills, an 800-acre community near I-17 and Carefree Highway, was built out from the early 2000s, and Norterra grew up around Happy Valley Road and I-17 in the same years. Their builder-grade deck finishes are now reaching the first-resurfacing window. Different starting points, same destination: a tap-test, an honest verdict, and a surface that handles north-Valley sun and monsoon dust.

What North Phoenix Decks Usually Need
The age of the house predicts most of the job. Here is what each generation tends to need.
Moon Valley and the older corridors (1960s–80s). Expect several decades of coatings stacked on the slab, sometimes original Kool Deck under later topcoats. The question is what is still bonded. We tap the whole deck, strip anything hollow, and route the cracks that decades of heat cycles have opened along joints and the coping. If you want genuine Kool Deck again, it only bonds to bare concrete, so every old layer has to come off; most owners of older decks choose a cool deck coating system instead.
Desert Ridge, Norterra, and Sonoran Foothills (1990s–2010s). These decks usually have a thin builder finish that has chalked, faded, or started to flake in the sun-beaten spots. The concrete underneath is younger and usually sound, which makes the first resurface the simplest one the deck will ever get, provided it happens before the finish starts lifting in sheets. Small failures can be handled as cool deck repair; widespread chalking calls for a full recoat.
Monsoon dust and deck drains (every generation). Monsoon season runs June 15 through September 30, and desert-edge lots catch the brunt of the dust storms. Dust packs deck drains, and the next storm leaves water standing on the slab, which is what breaks a coating’s bond. Clearing, re-setting, or adding drains is part of the prep. A note on ground movement. The Arizona Department of Water Resources monitors a regional land subsidence feature in northeast Phoenix and Scottsdale with satellite radar. Its 2010–2013 radar maps show the ground there settling by up to a couple of centimeters over three years, spread across miles. That is not why a single backyard deck cracks; water under the slab, tree roots, and missing joints are.
