Our 2-Year Warranty, in Plain English

This page is a plain-English summary. The legal wording lives in Section 6 of our Terms of Service, and if anything here ever reads differently from it, the Terms govern.

Every pool deck resurfacing and coating installation we do carries a two-year warranty covering defects in materials and workmanship under normal use and conditions. In practice that means the bond, the application, and the finish of the coating we applied: if our work peels, flakes, delaminates, or fails to adhere within those two years, we come back and fix it. The terms are printed in your estimate before you sign, not mailed afterward.

Why Two Years, and Not Longer

When a coating fails because of bad prep, it shows early. A coating that lets go in its first year almost always failed because water was getting in at an edge or because the prep underneath was wrong. Past that, a coating wears the way everything wears in Arizona sun. A properly prepared acrylic cool deck typically lasts 10–12 years in the Phoenix Valley, or 5–7 in harsh conditions; stamped concrete runs 12–15 years and acrylic flagstone 10–15. Those are ranges we see in the field, not warranty terms. We do not offer a permanent warranty on a coating, because nobody honestly can.

What the Warranty Covers

Straight from our terms, the warranty covers:

• Peeling, flaking, or delamination of applied coatings caused by material defects or workmanship errors
• Premature failure of applied materials under normal use conditions
• Workmanship defects that become apparent within the warranty period

If the problem is in what we applied, it is ours to fix.

What It Does Not Cover

Said up front so there is no argument later. The warranty does not cover damage or deterioration resulting from:

• Normal wear and tear, including gradual fading from prolonged UV exposure. Color fade after years of Arizona sun is wear, not a defect.
• Improper use, abuse, neglect, or lack of reasonable maintenance. The ones we see: close-range pressure washing, which cuts acrylic faster than the sun does; furniture dragged across the deck; sprinklers left running on the surface; and using the deck before the cure has finished.
• Chemical damage, including harsh cleaning agents, muriatic acid, and pool chemicals spilled or applied directly on the surface.
• Structural movement, settling, or cracking of the concrete underneath, including cracks we flagged in your estimate.
• Heavy equipment, vehicles, or excessive point loads not consistent with normal residential or intended commercial use.
• Acts of nature, such as flooding, earthquakes, or other natural disasters.
• Modifications, alterations, or repairs by anyone other than Master Pool Decks, including damage from other trades.

Cracks: The Question Everyone Asks

Before any coating goes on, hairline and surface cracks are opened, cleaned, filled with a flexible repair compound, and feathered so they do not telegraph through the texture. The warranty covers the coating we applied; cracking of the concrete underneath is a different matter.

Cracks driven by ongoing slab movement are different. They can reopen through any coating from any contractor, because a surface is only as good as the concrete under it. When we see the signs at the estimate, we write it into your estimate instead of promising the crack is gone for good, and slab movement is outside the warranty. How to Make a Warranty Claim

1. Contact us. Call or text (623) 521-1096, Monday through Saturday, 7AM to 8PM, or email masterpooldecks@gmail.com. You can also reach us through the form on our home page. Tell us the address and what you are seeing; photos of the area help.
2. We schedule an inspection. We come out, tap the deck for hollow spots, and look for the cause. With lifting coatings it is usually water, so we look for where it is getting in.
3. If it is covered, we fix it. If the damage is covered under the warranty, we repair or re-apply the affected area at no additional cost to you.
4. If it is not covered, for example slab movement or a sprinkler keeping one edge wet, any repair is quoted like any other job: free, in writing, and measured from the actual surface.

What Decides How Long Your Coating Lasts

Almost every early coating failure we are called to fix traces back to preparation, which is why prep is where our hours go. Our process page walks through it step by step. After that, water and care decide most of the rest:

• Keep water off the deck. Point sprinklers away from the surface. Irrigation overspray is the most common moisture damage we see, and a planter or drip line that keeps one edge damp is one of the main reasons coatings lift at the border. Keep deck drains clear so water is not standing on one area every monsoon.
• Go easy with the pressure washer. Mild soap and a soft brush for spots. If you must pressure wash, use a wide fan tip at a distance; a narrow tip held close can cut a wear path into an acrylic texture in seconds.
• Keep chemicals off it. Rinse off pool chemical splash instead of letting it sit. No acid washes or harsh solvents on the coating.
• Lift, don’t drag. Put pads under metal chair and lounger legs, and set planters on feet or saucers so water and rings stay off the coating.
• Re-seal when it looks tired. When the surface starts to look chalky or the color goes flat, a re-seal or a fresh color coat over the existing texture is a one-day job and far cheaper than starting over.

Warranty Questions

How long is the Master Pool Decks warranty?

Two years, on all pool deck resurfacing and coating installation projects. It covers defects in materials and workmanship under normal use and conditions, and the terms are printed in your estimate before you sign.

Does the warranty cover cracks?

The warranty covers the coating we applied. Structural movement, settling, or cracking of the concrete underneath is excluded, including cracks we flagged in your estimate, because slab movement can reopen a crack through any coating. Hairline and surface cracks are routed and filled before we coat, and when we see signs of movement, we write it into the estimate.

Is fading covered?

No. Gradual fading from prolonged UV exposure is normal wear, not a defect. When the color goes flat or chalky, a re-seal or a fresh color coat over the existing texture is a one-day job.

Can I pressure wash my deck without voiding the warranty?

Close-range pressure washing is excluded, because it cuts acrylic faster than the sun does. Use mild soap and a soft brush for spots, and if you must pressure wash, a wide fan tip held at a distance.
