Arcadia runs from 44th Street to 68th Street between Camelback Road and the Arizona Canal, at the south foot of Camelback Mountain, and its east end crosses into Scottsdale. It was citrus country first. The Arcadia Water Company was formed in 1919, and by 1924 it had built pumping stations and about 15 miles of concrete pipe to carry canal water to the groves. From the mid-1950s the groves gave way to ranch homes on big lots, which is the Arcadia most people picture today: mature trees, irrigated lawns, and a pool out back.
That makes Arcadia and the Biltmore corridor home to some of the oldest pool decks in Phoenix — concrete from the 1950s through the 70s that may have carried three or four coatings over its life. That history matters: old layers have to be evaluated and usually removed before anything new will bond. It is also the part of town where a basic gray patch job will not fly. Flood Irrigation, Big Trees, and Old Slabs
The things that make Arcadia lots beautiful are the same things that wear out a pool deck. Here is what we look for on every estimate.
- Flood-irrigated yards. Many Arcadia properties still take scheduled irrigation deliveries that flood the yard several inches deep and soak in over hours. That water is great for citrus and terrible for a coating if it reaches the deck. When it pools against a slab edge, it works under the coating and pushes it off from below. We check where your berms send the water, repair and seal the deck edges, and ask for your delivery schedule so application and cure land between floods.
- Mature trees and shade. Big shade trees and old citrus lift slabs with their roots and drop leaves and fruit that stain and hold moisture. A deck that sits damp under heavy shade wears faster: that is the “harsh conditions” end of a coating’s range, closer to 5–7 years than 10–12. A lifted slab needs concrete work before any coating. A shaded slab just needs the right texture and a maintenance plan.
- Layer upon layer of old coatings. A 60-year-old deck may have original Kool Deck under two or three later topcoats, each one bonded a little worse than the last. We tap-test and grind test spots to see what is holding. Anything hollow or loose comes off; if the stack is unreliable, the whole deck goes back to bare concrete. - Teardowns and new pours. Plenty of Arcadia ranch homes have been remodeled or replaced with larger custom builds, and many of those come with a new pool and deck. Fresh concrete has to cure before any coating goes on, so ask your builder for the pour date. Our home is from the 1960s and the deck has been coated before. Is that a problem?
It is the first thing we check. Multiple old coating layers must be evaluated for bond — often ground off entirely — before a new system is applied. Skipping that step is why recoats fail; doing it right is most of the work.
Our yard still gets flood irrigation. Will that hurt a new deck coating?
It can if the water reaches the slab. Flood water that pools against a deck edge soaks in under the coating, and water under a coating is what pushes it off. We look at where your berms send the water, seal and repair the edges, and schedule the application and cure between deliveries so the slab stays dry.
Can genuine Kool Deck go back on our old deck?
Yes, but only on bare concrete. Keystone Kool Deck bonds to fresh or existing concrete once every old coating is stripped off, so on a deck with several old layers it means removing all of them first. On a sound older deck, a texture coating or flagstone coating system is usually the more practical choice.
