Concrete in Sun City: What We Usually Find
Sun City's walkways, entries, and golf-course-side patios are mostly the same original concrete as the rest of a 1960s or '70s build, and decades of heat cycling show in the cracking. We repair what's actually broken and bond a decorative overlay over the sound slab instead of pushing a full replacement.

Can you resurface the pool surround and patio at the same time?
Yes. One overlay system across the pool surround, patio, and walkways gives one continuous finish instead of three that don't quite match, and it means one round of prep and cure.
Will old stains show through?
Most won't. Grinding removes surface stains and the overlay covers what's left. Deep oil or rust stains get extra prep so they don't bleed through, and we point those out before you sign.
Do most Sun City homes even have a pool?
Fewer than you'd think by West Valley standards — many original Del Webb homes here were built without one, since residents share eight recreation centers, seven of which have pools. If your home does have a private pool, it's usually original to a 1960s or '70s build, which means the deck around it is due for more than a touch-up.

Fifty or more Arizona summers means the original coating, if any is left, is long gone and the slab has probably been patched already. We strip what's failed, repair the cracking properly, and resurface over sound concrete — most original Sun City slabs are still structurally fine underneath, and if a section isn't, we say so at the estimate.
Do you work on recreation center pool decks, or only private homes?
We quote both. Recreation center and clubhouse pool decks see heavier daily foot traffic than a private backyard, so that's factored into the coating spec, but the process — written scope, color samples, 2-year workmanship warranty — is the same either way.
Is Sun City a normal service stop for you, or out of the way?
