Patios in Sun City: What We Usually Find

Covered patios are standard on Sun City's original floor plans, and the concrete underneath is usually the same age and condition as the pool deck a few feet away, where there is one. We resurface patio and pool deck together as one continuous finish whenever the layout allows it, which means one mobilization instead of two separate jobs.

A patio finish has to handle furniture, grills, spills, and sun. We pick the system for the space — heat-reflective coating, stamped overlay, or hand-cut flagstone look — repair the slab, and seal it so it cleans with a hose.

Sun City opened in 1960 as Del Webb's first active-adult community — the original 1960s-70s homes still make up most of the roughly 28,000 homes across the community's 8,900 unincorporated acres northwest of Phoenix. Many of those homes were built without a private pool; residents instead share eight recreation centers, seven of them with pools, alongside the community's golf courses. It's a straightforward drive up from our Avondale base, well inside our regular West Valley service area.

The two finishes people ask about most: flagstone coating, a hand-cut stone look over your existing slab, and cool deck coating, the light lace texture that stays cooler in open sun.

How We Work

Patio Resurfacing in Sun City, Step by Step

Assess & Plan

We look at shade, drainage, and how the patio gets used, then bring samples of the finishes that fit.

Clean & Repair

Stains and loose material are removed and cracks filled so the new finish sits on solid concrete.

Apply the Finish

Heat-reflective coating for open sun, or a stamped decorative overlay — your call after seeing samples.

Seal It

A UV-stable sealer goes on last so spills wipe up and the color holds. Furniture back after 3–7 days.

Want the details before we come out? How a resurfacing job runs walks through the estimate, prep, coating, and cure, and our 2-year warranty lists coverage, exclusions, and how to make a claim.

Local Knowledge

Where We Work in Sun City

Sun City's older trees and established landscaping give more shade than newer West Valley subdivisions, but original 1960s–70s concrete has had fifty-plus Arizona summers to crack, chalk, and work loose at the edges.

Sun City ZIP codes we serve include 85351 and 85373, covering the area around Sundial Recreation Center, Sun Bowl Amphitheatre, and Lakeview Recreation Center.

Original Sun City (near Grand Avenue)

Del Webb's first model homes opened here January 1, 1960, a few blocks south of Grand Avenue — some of the oldest concrete anywhere in our service area.

Golf-course perimeter homes

Homes backing courses like South Course, Riverview, and Union Hills, where a lot of original decks have already had more than one recoat.

Recreation center neighborhoods

Eight recreation centers — Sundial, Lakeview, Marinette, Oakmont, Bell, Fairway, Mountain View, and Grand Center — anchor the surrounding blocks; seven of the eight have a community pool.

Common Questions

Patio Resurfacing in Sun City — Questions We Hear

Will a patio coating hold up to grills and furniture?

Yes, with the right sealer and a little care. Put pads under heavy furniture feet, keep a mat under the grill, and wipe grease before it bakes in. The sealed surface cleans up far easier than bare concrete.

How long before we can use the patio again?

Light foot traffic in 24–48 hours; give it 3–7 days of full cure before furniture goes back. Most patios are 1–2 days of actual work.

Do most Sun City homes even have a pool?

Fewer than you'd think by West Valley standards — many original Del Webb homes here were built without one, since residents share eight recreation centers, seven of which have pools. If your home does have a private pool, it's usually original to a 1960s or '70s build, which means the deck around it is due for more than a touch-up.

Our home is original from the 1960s or '70s — how do you handle a deck that old?

Fifty or more Arizona summers means the original coating, if any is left, is long gone and the slab has probably been patched already. We strip what's failed, repair the cracking properly, and resurface over sound concrete — most original Sun City slabs are still structurally fine underneath, and if a section isn't, we say so at the estimate.

Do you work on recreation center pool decks, or only private homes?

We quote both. Recreation center and clubhouse pool decks see heavier daily foot traffic than a private backyard, so that's factored into the coating spec, but the process — written scope, color samples, 2-year workmanship warranty — is the same either way.

Is Sun City a normal service stop for you, or out of the way?

Normal stop. We're based in Avondale, and Sun City sits inside our regular West Valley coverage, not in the far-out category like the East Valley or North Valley communities we also serve.
