Is the cracking in our Litchfield Park deck from ground movement?
Usually not. Most deck cracks are ordinary shrinkage and years of heat cycling. But the ground around Luke Air Force Base, a few miles north, is a documented land-subsidence area with mapped earth fissures (Arizona Geological Survey), so we look at the crack pattern. Hairline and map cracking we repair and coat. Cracks that are offset, widening, or running across the whole slab get flagged as a slab issue before any coating goes on.
Our older deck has original Kool Deck — can it be restored?
Yes, if the old texture is still bonded. We repair the cracks and put an acrylic cool deck system over the sound original surface. If you want Genuine Kool Deck again instead, everything has to come off first: Keystone Kool Deck bonds only to bare, sound concrete, either a new pour or an existing slab stripped of every coating. It won't bond over existing acrylic or paint. We lay out both routes at the estimate.
Our yard has big palms and citrus trees — does that change the job?
It changes the prep. Fruit and leaf stains get cleaned and treated before any coating, and slab sections lifted by roots get dealt with first, or they crack straight through a new surface. After that, a sealed textured deck is much easier to hose off under a citrus tree than bare concrete.
Do you work inside Litchfield Greens and the Village's gated sections?
Yes. Send us the gate or HOA access instructions and we'll coordinate entry. For the architectural committee we provide a written scope and color samples, and trucks and materials stay tidy and off the street when we're not using them.
How long does pool deck resurfacing take?

Is resurfacing better than replacing the concrete?
If the slab is structurally sound, yes — resurfacing costs a fraction of demolition and re-pour, and it's done in days instead of weeks. If the slab is badly heaved or sinking, we'll tell you straight and quote what actually fixes it.
