Is Buckeye too far out for you?
No. Buckeye is regular service area with no trip charge. We come from Avondale on I-10, so Verrado and Sundance are an easy morning start. The northern communities like Festival Ranch just need a little more lead time when we schedule.
Our Verrado or Sundance deck is original — what should we expect at 20 years?
By 20 years the original coating is usually worn through in the walking lanes, and hairline cracks have opened at the control joints and steps. That's normal: an acrylic cool deck coating typically lasts 10–12 years, or 5–7 in harsh full-sun spots. We repair the cracks, strip anything peeling, and recoat. If the original Kool Deck texture is still bonded, the new acrylic system goes right over it after repair.
Our Festival Ranch home was built around 2013 — is it time?
Probably close. A coating from that era has seen more than ten Arizona summers, which is the typical life of an acrylic cool deck surface. Signs it's due: color that chalks off on your hand, bare spots at the steps, and cracks that hold dirt. Recoating before those cracks let water under the surface keeps it a recoat instead of a repair job.
Do you work in Sun City Festival and Victory at Verrado?
Yes. Both are 55+ communities with HOA rules, so we plan around them: written scope and color samples for the review, work hours that follow community rules, and a clean driveway at the end of every day.
How long does pool deck resurfacing take?
Most residential decks are 1–2 days of work: prep and repairs the first day, coating and color the second. You can walk on it in 24–48 hours; give it 3–7 days to fully cure before dragging furniture back.
Is resurfacing better than replacing the concrete?
If the slab is structurally sound, yes — resurfacing costs a fraction of demolition and re-pour, and it's done in days instead of weeks. If the slab is badly heaved or sinking, we'll tell you straight and quote what actually fixes it.
