Cool Deck Resurfacing in Sun City, AZ

Cool deck is what makes an Arizona pool deck walkable in July — when it's in good shape. When it's flaking or worn down to bare concrete, we take off what's loose, fix the cracks, and lay down a fresh lace texture and color.

Cool Decks in Sun City: What We Usually Find

Sun City's mature trees and decades-old landscaping give more afternoon shade than a brand-new West Valley subdivision, but an original uncoated or failing deck still bakes in direct sun for hours a day. Our cool deck coatings keep the surface up to 30°F cooler underfoot than bare concrete, which matters most for residents who want to use the pool deck barefoot.

The name covers two different products: Genuine Keystone Kool Deck, a cement-based topping that bonds only to bare, sound concrete, and the cool deck systems most resurfacing uses today, which can go over a sound old coating after repair. We tell you at the estimate which route fits your deck. Free written estimates.

Sun City opened in 1960 as Del Webb's first active-adult community — the original 1960s-70s homes still make up most of the roughly 28,000 homes across the community's 8,900 unincorporated acres northwest of Phoenix. Many of those homes were built without a private pool; residents instead share eight recreation centers, seven of them with pools, alongside the community's golf courses. It's a straightforward drive up from our Avondale base, well inside our regular West Valley service area.

Only a few bad spots? Cool deck repair handles chips, cracks, and hollow areas without redoing the whole deck. For colors, textures, and how the full system is built, see cool deck coating.

How We Work

Cool Deck Resurfacing in Sun City, Step by Step

Surface Assessment

We check how much of the old cool deck is still bonded, where it's failing, and why — usually water or slab movement.

Strip & Repair

Loose and peeling material is scraped and ground off, cracks are opened and filled, and low spots are patched so the new texture lies flat.

Lace Texture Application

We spray the classic lace texture that gives cool deck its grip and its heat-shedding surface.

Color Coat & Seal

Two color coats and a UV-stable sealer. Light colors stay coolest, and the sealer keeps them from chalking onto your feet.

Every job follows the same written steps — see our full resurfacing process, including how we protect the pool and the house. The work is backed by a 2-year workmanship warranty, and that page spells out what it covers and what it doesn't.

Local Knowledge

Where We Work in Sun City

Sun City's older trees and established landscaping give more shade than newer West Valley subdivisions, but original 1960s–70s concrete has had fifty-plus Arizona summers to crack, chalk, and work loose at the edges.

Sun City ZIP codes we serve include 85351 and 85373, covering the area around Sundial Recreation Center, Sun Bowl Amphitheatre, and Lakeview Recreation Center.

Original Sun City (near Grand Avenue)

Del Webb's first model homes opened here January 1, 1960, a few blocks south of Grand Avenue — some of the oldest concrete anywhere in our service area.

Golf-course perimeter homes

Homes backing courses like South Course, Riverview, and Union Hills, where a lot of original decks have already had more than one recoat.

Recreation center neighborhoods

Eight recreation centers — Sundial, Lakeview, Marinette, Oakmont, Bell, Fairway, Mountain View, and Grand Center — anchor the surrounding blocks; seven of the eight have a community pool.

Common Questions

Cool Deck Resurfacing in Sun City — Questions We Hear

Why is my cool deck peeling in patches?

Usually water or slab movement. Moisture getting under the coating — through cracks, poor drainage, or splash-out — breaks the bond, and the surface lifts in sheets. We find the cause first; recoating without fixing it brings the same patches back.

Does cool deck really stay cooler?

Yes — up to 30°F cooler than bare concrete in direct sun. The reflects heat instead of absorbing it. It's the difference between running to the pool on your toes and just walking there.

Do most Sun City homes even have a pool?

Fewer than you'd think by West Valley standards — many original Del Webb homes here were built without one, since residents share eight recreation centers, seven of which have pools. If your home does have a private pool, it's usually original to a 1960s or '70s build, which means the deck around it is due for more than a touch-up.

Our home is original from the 1960s or '70s — how do you handle a deck that old?

Fifty or more Arizona summers means the original coating, if any is left, is long gone and the slab has probably been patched already. We strip what's failed, repair the cracking properly, and resurface over sound concrete — most original Sun City slabs are still structurally fine underneath, and if a section isn't, we say so at the estimate.

Do you work on recreation center pool decks, or only private homes?

We quote both. Recreation center and clubhouse pool decks see heavier daily foot traffic than a private backyard, so that's factored into the coating spec, but the process — written scope, color samples, 2-year workmanship warranty — is the same either way.

Is Sun City a normal service stop for you, or out of the way?

Normal stop. We're based in Avondale, and Sun City sits inside our regular West Valley coverage, not in the far-out category like the East Valley or North Valley communities we also serve.
